Natural Gas vs. Propane Furnaces Around Lexington

In the city, most Lexington furnaces run on natural gas from Columbia Gas of Kentucky, while Bluegrass properties in rural Fayette County commonly run their furnaces on propane.

Natural Gas

Homes in the suburbs of Lexington are within the city’s gas mains and typically run their furnaces on Columbia Gas of Kentucky natural gas. When furnace issues arise in homes connected to natural gas, the furnace generally needs repair.

Propane

Homes in more rural areas outside of Lexington commonly run their furnaces on propane from an on-site tank. Sudden no-heat emergencies in rural areas are often due to an empty or low tank, frozen or failed regulator, or a lockout after a tank runout. In these cases, it is not the furnace that is broken, but rather, issues with its fuel source.

Propane furnaces also use different orifices and combustion settings that need a technician who works with liquid propane systems. Dauenhauer’s HVAC techs are experienced and knowledgeable of LP furnace repair.

It’s important to note that if your CO alarm sounds or you smell gas, you should leave the home immediately and call 911 before calling a heating company.

Where Your Furnace Lives in a Lexington Home

In Lexington’s slab suburbs, such as Hamburg, Andover, Beaumont, and Masterson Station, furnaces are often located in attics or garages rather than a basement. This distinct placement changes both symptoms and repairs for your furnace.

For instance, high-efficiency furnaces that live in the attic can have condensate drain clogs or frozen lines, and a secondary drain pan with a float switch that shuts the furnace off. So, no-heat issues can be tied to this safety switch being toggled. Garage units may face cold-start and combustion air issues. Older homes in Chevy Chase and Ashland Park often have basement or closet furnaces.

Whether you need attic furnace repair or garage furnace repair, Dauenhauer can provide heating repairs.

Dual-Fuel Systems: When It’s the Heat Pump, Not the Furnace

In newer Lexington homes, it’s common to have a dual-fuel heating system pairing a heat pump with a gas or propane furnace for backup. With these systems, when the house feels cold, the furnace often isn’t broken. Rather, it’s that the system just hasn’t switched to furnace heat, or the balance point or aux-heat control is misconfigured.

Dauenhauer can diagnose the whole dual-fuel system, including the heat pump, controls, and furnace, to determine the root cause of no heat instead of assuming the furnace failed. Our pros will thoroughly assess your system when your furnace won’t kick in to see if your balance point or thermostat is the issue or something else.

No Heat in Lexington: Likely Cause by Home & Fuel Type

This table explains the most likely causes of no-heat emergencies and steps to take before calling Dauenhauer.

Home / Fuel Type Common ‘No Heat’ Cause First Check
City home, natural gas Ignitor, flame sensor, thermostat Thermostat, furnace switch, filter
Rural / Bluegrass, propane Empty tank, frozen regulator, lockout Check tank gauge & regulator
Newer suburb, attic high-efficiency Clogged/frozen condensate, float switch Look for water/tripped safety
Dual-fuel (heat pump + furnace) Control/aux-heat not switching over Set thermostat to emergency heat

When in doubt, call Dauenhauer at (502) 702-2704. Remember, if your CO alarm sounds, vacate the home and get everyone outside to fresh air before calling 911. Carbon monoxide poisoning can be deadly and claims the lives of hundreds of people each year.

Lexington Furnace Repair FAQs

My propane furnace has no heat — is it broken or is the tank empty?

In rural Bluegrass area homes, a propane furnace producing no heat is very often out of fuel or may have a regulator problem rather than a failed furnace. It’s recommended to check the tank gauge first; if it is low or empty, a refill and relight are typically all that’s needed, and a runout can also trigger a safety lockout that needs to be reset.

Also, cold temperatures can freeze a poorly protected regulator. If the tank has enough fuel and your furnace still won’t fire, Dauenhauer will diagnose the ignitor, gas valve, or controls.

Why is water leaking from my attic furnace and the heat shut off?

Many newer Lexington homes have their furnaces in the attic. When water is leaking with the heat off, it usually means that the high-efficiency furnace’s condensate drain is clogged or frozen, and the secondary drain pan’s float switch has shut the furnace down to prevent ceiling damage.

This issue is a safety feature doing its job, not a furnace failure. Clearing and treating the condensate line and checking the pan and switch typically restore heat the same day. Dauenhauer can confirm that the drain is routed correctly to prevent a repeat issue.

My dual-fuel system feels cold — is the furnace broken?

Likely, no. When homes with dual-fuel systems feel cold, it is often because the balance point or aux-heat control is misconfigured, preventing the furnace from kicking on. Dauenhauer diagnoses the entire system, including the heat pump, controls, and furnace to restore heat.
